A Coastal Retreat Defined by Slim Sliding Doors in Mawgan Porth

Sand Dunes is a multi‑award‑winning coastal home overlooking the beach at Mawgan Porth. Designed by Arco2 and built by Terry Harris & Sons, the residence replaces a 1970s bungalow with a contemporary, low‑lying coastal retreat crafted from natural materials and shaped around panoramic sea views. IQ Glass was appointed to deliver the full architectural glazing package for the project, including a wide range of slim sliding doors in Mawgan Porth designed to open the home to the coastline and bring natural light deep into the interior.

The result is a carefully choreographed architectural experience where glazing, landscape and local craftsmanship combine to form an elegant family retreat on Cornwall’s north coast.

Building on a Steep Protected Dune

Constructing the new home on a steep, protected dune demanded precise design coordination. The house sits low within the landscape, occupying the front row of properties overlooking the beach. Planning constraints required the design to remain visually sensitive and avoid obstructing views for properties behind. The brief required a home crafted from local materials, occupying a discreet position in the dunes while providing open plan, light filled interiors focused on family life.

The primary challenge was glazing. The house faces the Atlantic with large west‑facing elevations exposed to harsh weather, salt air and shifting light. Openings needed to be large enough to frame coastal views, durable enough for the environment and minimal enough to maintain the clean architectural lines that define the project. Multiple slim sliding door configurations, structural glass walls and pocket systems were required across the site, including the pool house and guest annex.

Slim Sliding Systems Framing the Landscape

To articulate the primary living space, IQ Glass installed a triple glazed slim sliding door system measuring 7m wide and 2.7m tall. Two fixed outer panes support two bi‑parting central panels that slide over the fixed units, opening the social space directly to the upper terrace and coastal panorama. Above this elevation, a frameless structural glass wall mirrors its width and height, formed from four triple glazed panes with silicone joints to create a continuous transparent façade.

Across the main house, IQ Glass supplied three additional sets of slim sliders measuring 3.6m by 2.7m in a two track, three panel configurations. These units provide the central sliding leaf with two fixed outer panes, ensuring uninterrupted views while allowing flexible access. On circulation routes, IQ designed slim sliding pocket doors, including a 1.3m by 2.7m door that disappears into a wall cavity and a 1m by 2.7m pocket door positioned within the outer structure. These pocket systems help maintain clear wall lines while providing step free routes between internal and external spaces.

Pool House Opening, Structural Transparency and Coastal Performance

To the pool house and guest annex, IQ Glass supplied multiple sets of slim sliders measuring 1.8m by 2.7m in a two track configuration, with one sliding panel meeting a fixed pane. This provided a robust yet minimal coastal‑grade solution for a high humidity environment while opening the façade fully to the jacuzzi terrace and pool deck.

A variety of aluminium casement windows complement the sliding systems, including top‑hung windows sized for ventilation and letterbox‑format openings designed to maintain privacy. These include units at 0.4m by 0.4m, 1.3m by 0.5m, and 1.3m by 1.1m. Multiple casement doors were supplied at 1m by 2m, 1m by 2.7m and 0.9m by 2.7m, two of which incorporate external timber slatted finishes to manage shading. All glazing not specified as triple glazed was delivered in double glazed low e units filled with argon gas for thermal performance.

Award‑Winning Architecture and Lasting Estate Value

Sand Dunes has received multiple accolades including the RIBA South West Award, the Daily Telegraph Homebuilding & Renovating Award and the Sunday Times British Homes Award, recognising its craftsmanship, spatial clarity and sensitive integration into the Cornish coastal landscape.

The combination of triple glazed slim sliders, frameless structural glazing and natural Cornish materials elevates the building’s architectural profile and supports its long-term value within a highly desirable holiday and second‑home market. The glazing plays a key role in this success, enabling the home’s most important feature its uninterrupted views of Mawgan Porth.
