Glazed Extension in Islington, Transforming a Victorian Home

This project on Highbury Hill, is a refined example of how a glazed extension in Islington can reshape a traditional Victorian townhouse into a light‑filled, modern family home. Working alongside architects Miltiadou Cook Mitzman, IQ Glass contributed the specialist glazing package for a substantial rear extension and basement redevelopment completed in 2011. The new extension forms a contemporary counterpoint to the historic façade, establishing an open, expansive living space framed by floor‑to‑ceiling minimalist glazing.

Design Context & Project Challenges 

Highbury Hill is one of Islington’s most distinctive residential streets  a place where Georgian and Victorian terrace houses line the elevated route that once formed part of an 18th‑century escape for wealthy Londoners. With its rich architectural heritage, proximity to Highbury Fields and sustained desirability among UHNW buyers, it is an area where renovation works must balance historic character with the demands of modern family living.  

The homeowners sought to unlock more usable space through a major internal remodel and a new rear extension. Their existing Victorian layout felt fragmented and constrained, with limited light penetration and no meaningful connection to the garden. The brief required a way to create a flowing sequence of kitchen, dining and living spaces without overwhelming the existing architecture or disrupting the proportions of the original house. At the same time, the extension needed to bring daylight deep into the plan and achieve a contemporary aesthetic while respecting the period identity of the upper storeys. 

 

Establishing a Fully Glazed Rear Elevation 

IQ Glass designed and installed a four‑panel, four‑track sliding door system that forms the entire rear elevation of the new extension. With a 21mm minimal frame and a floor‑to‑ceiling glass surface, the doors create a visually weightless façade that maximises views across the large garden and draws daylight into the new open‑plan interior. 

This fully glazed wall allows the family kitchen and living space to extend naturally into the garden — a defining characteristic of London’s most successful modern extensions. When open, the flush threshold creates a seamless movement between indoors and out. When closed, the ultra‑slim sightlines maintain uninterrupted views while ensuring excellent thermal performance through thermally broken aluminium frames and insulated glazing.  

 

A Seamless Return Panel and Frameless Corner 

To extend the visual transparency around the corner of the extension, IQ Glass incorporated a large fixed return panel that meets the sliding doors with a minimal junction. This creates a crisp, perpendicular glazed edge that increases the sense of openness and ensures that daylight enters the side of the space as well as from the garden.  

The frameless corner detail is particularly important in townhouses like those on Highbury Hill, where narrow plots and deep plans require careful manipulation of natural light. By treating the fixed return and the sliding elevation as a single, cohesive glass envelope, the extension achieves both visual lightness and architectural clarity - key design outcomes for modern glazed extensions in Islington. 

The powder‑coated light grey finish was selected to complement both the pale brickwork and the original white sash windows above, ensuring the glazing delivers a modern aesthetic without disrupting the architectural coherence of the house.  

 

Technical Snippet  

  • IQ Glass provided a four‑panel, four‑track slim sliding door system that wrapped around two elevations of the glazed extension in Islington.  
  • The slim sliding door system has a 21mm vertical frame sightline and floor‑to‑ceiling glass finishes.  
  • All framing was thermally broken aluminium in a light grey powder‑coated finish.
