Architectural Glazing to Residential Refurbishment in London

Elm Park Drive is a highly recognisable Edwardian townhouse in Chelsea which was renovated with the use of IQ Glass’s slim patio doors to enhance natural light from all angles and to create stronger visual and physical connections to outdoors. IQ Glass was appointed by builders Seacon to design, manufacture and install all specialist glazing elements on the build project, with IQ’s slim patio doors and structural glass having been specified by architects Michaelis Boyd.  

The project required a glazing package that delivered minimal sightlines, maximum daylight, and a visually lightweight architectural language, all tailored to the property’s historic character and high‑value location, all of which IQ Glass could provide.

Architectural Context & Design Intent 

Located within a row of red‑brick Arts & Crafts townhouses, originally built between 1900–1929, Elm Park Drive was a traditional terrace home in the heart of Chelsea. The existing house benefited from exceptionally tall reception spaces and a generous south west facing garden.  

Michaelis Boyd were appointed as the architects to renovate this Chelsea townhouse in order to introduce more natural daylight into the lower ground floor and central areas of the home and to create a stronger connection to the south‑facing garden.  

Michaelis Boyd’s design strategy focused on contemporary transparency, clean lines and flush detailing — an approach that relies heavily on precision‑engineered glazing. 

Slim Patio Doors in Chelsea — Full‑Width Sliding System 

A key feature of the project is the installation of full‑width slim patio doors at the lower ground floor of the Chelsea home, forming the entire rear elevation. IQ Glass designed and delivered a bi‑parting slim sliding system here that spanned from wall to wall, creating a fully opening elevation of glass to the lower ground floor.  

 The inclusion and specification of IQ’s slim sliding doors to the home in Chelsea created the defining design element of the kitchen and dining area. The full glass elevation was designed to maximise daylight to the open‑plan kitchen, family room and dining area at the lower ground floor — a level that, in many townhouses, often struggles with natural light penetration. 

 

Structural Glass Roof & Walk‑On Rooflight Integration 

The external doors or horizontal views are not the only way you can bring in natural light. Due to the building’s design as a terraced property, access to externally facing windows and doors was minimal.  

Here, IQ Glass designed and installed a series of glass roofs and glass floors to bring natural light into the building vertically.  

A double-glazed structural glass roof was created by IQ Glass and installed over a central stairway to bring natural light into this central zone. Frameless glass balustrades were then used on the staircase to minimise any disruption of light travel from above to the floors below.  

Two walk on glass floors were used throughout the renovation; one internally in the stairwell and one externally on the upper ground floor decked balcony.  

These two elements allowed greater infiltration of natural light deeper into the home

The townhouse renovation was designed by the architects to meet all the minimum criteria of building regulations in relation to the thermal insulation of the glazing.  

Double glazed, insulated glazing was used throughout for all external glazing whilst all external framing or fixings were fully thermally broken; all designed and installed by IQ Glass. Building connection details between the insulated glass and the building were carefully detailed by IQ Glass in conjunction with the architect’s drawings and the existing building skin and build up.   

Technical Summary  

  • The slim sliding doors installed were thermally broken aluminium with a 21mm sightline and floor to ceiling glass.  
  • The lower ground floor patio doors measured 6.5m wide in total with a height of 2.9m.  
  • The sliding door configuration was a two-track system with four panels. The outer two panes were fixed and the two central panels bi-parted at the centre on the same track.  
  • All locking was integrated internally within the aluminium profiles to maintain a slim sightline. A two point thrust level lock was used.  
  • Externally, a hidden Aco drain was used.  
  • The large glass roof in the stairwell was created from three panes of glass, measuring 6m long by 5.4m wide in total. The supports between each pane were steel sections, covered in decorative aluminium pressings.  
  • The small internal glass floor measured 1m by 1.4m. 
  • The long external glass floor set within the decking was 6.7m long by 0.8m wide and made from two panels of glass.  
  • All aluminium framing was finished in PPC RAL 7023 (Concrete Grey).  
  • All external glazing was double glazed with an argon gas filling and low e coating.
