Contemporary Beach Front Home in Brighton

At the core of this beach front home is a striking contrast between its northern and southern façades. The north elevation, facing an eclectic mix of post-war bungalows, is clad in a combination of flush structural glazing and Corian, presenting a private, abstract presence to the street. IQ Glass supplied and installed bespoke structural glass panels for this elevation, each double-glazed and treated with a marine-grade finish to ensure long-term durability in the salt-laden air. Several of these pieces incorporated an acid-etch finish to provide privacy without compromising the visual purity of the elevation.

In contrast, the south façade opens up entirely to the dramatic sweep of the Sussex coastline. Here, IQ Glass installed minimal windows® sliding door systems, providing expansive, uninterrupted views across the beach. These large-scale installations required specialist handling. One of the largest glass panels spanned 1.9m wide by 5.7m high and weighed approximately 500kg. Due to the size and weight of these elements and the challenging high-wind environment of the site, a specialist crane was used to lift each piece with absolute precision. This level of care was essential not only for safe installation but also to protect the integrity of the bespoke double-glazed units, all of which featured a marine-grade finish for resistance to corrosion and degradation.

The beach front home also features multiple cantilevered balconies projecting from the south elevation, serving both an aesthetic and functional role by offering solar shading to the internal spaces. To maintain transparency while meeting safety requirements, IQ Glass installed bespoke glass balustrades on each balcony. These were fitted with Lintec Vision Control Film, allowing visual control without disrupting the clean lines of the glass structure.

Internally, the design complexity continues, with a series of levels and volumes that require equally tailored glazing solutions. IQ Glass supplied and installed internal glass screens to delineate spaces without interrupting light flow or visual connection. The timber-lined master bedroom appears to float above the main living volume, a feature made all the more compelling by the careful integration of structural glass supports, allowing for a seamless interface between materials.

This beach front home posed a number of technical challenges, particularly with the logistics of glass handling in a marine environment and the need for high wind tolerance during installation. Over 35 pieces of bespoke glass were installed across the project, each precision-engineered and installed to exacting standards. IQ Glass’s involvement was instrumental in realising the architectural vision while meeting the performance demands of a coastal build.

This striking building sits adjacent to another stunning property, Old Fort Road, also completed by the IQ Glass team. The two neighbouring homes, though individually unique in design, both showcase how expertly curated glazing solutions can enhance coastal living by maximising natural light and uninterrupted sea views. The proximity of these projects highlights IQ’s ongoing presence in Shoreham Beach’s most sought-after locations.
