A Contemporary Family Home Defined by Light and Landscape

Croft Road Nottingham is Set within the prestigious residential streets of Edwalton, one of Nottinghamshire’s most desirable suburbs, this newly built family home was designed by Franklin Ellis Architects as a contemporary replacement dwelling that responds sensitively to its mature, tree‑lined context. The architect, Joe Taylor, also acting as developer, required a glazing package capable of delivering high levels of natural light, unbroken visual connections to the garden, and the clean, minimalist lines that would support the architectural concept.

 

This project makes extensive use of Slim Framed Sliding Glass Doors, paired with Structural Glass Roofs and other architectural glazing systems to maximise daylight and openness throughout the home.

The previous bungalow before the work on Croft Road Nottingham was demolished in 2022, allowing the architects to create a bespoke dwelling oriented around light, privacy and a south‑west facing courtyard designed to capture the evening sun.

Having previously collaborated with IQ on another residential build, the client returned for this project, seeking an experienced glazing partner capable of managing complex detailing, large glazing spans and high‑performance requirements.

 

Projects like this are a good example of how contemporary rear extensions, oversized glazing, and luxury homes can be combined to transform the way internal living spaces connect to the garden.

Architectural Vision

Franklin Ellis Architects developed a scheme rooted in the character of Croft Road Nottingham where large detached homes sit behind established boundaries of mature hedging and trees. The new design includes:

  • A spacious four‑bedroom home with a generous open‑plan living arrangement.
  • A single‑storey rear annexe containing a summer room, gym and study/future bedroom.
  • Carefully framed views across the south‑facing gardens.
  • Enhanced planting and nine new boundary trees to strengthen privacy and biodiversity.

High-performance architectural glazing systems are designed to meet modern standards for energy efficiency, security and durability, including compliance with Building RegulationsPart Q, alongside high specification structural glass and thermally efficient glazing solutions.

 

The architects emphasised clean lines, contemporary materials, and extensive use of glazing to create flowing connections between indoor living spaces and the landscaped plot. The sensitive massing respects the scale of neighbouring properties while presenting a calm, modern architectural expression.

IQ Glass has completed a wide range of similar projects across the UK including contemporary extensions, Midlands and Northern UK glazing projects, and other homes featuring frameless glazing.

The installation team was led by Shane, specifically requested by the client following his work on a previous project.

The rooflights were lifted into position using a GML 800 vacuum lifter, coordinated with the contractor to ensure accurate placement and safe access routes. Because external dust conditions were high during surrounding works, IQ recommended delaying final mastic application until conditions improved to ensure perfect sealing and long‑term finish quality.

Ongoing protection was provided using translucent Correx sheeting to prevent accidental damage while other trades completed adjacent works.

The completed project demonstrates how precision glazing can elevate a contemporary residential design. Key outcomes include.

Enhanced Natural Light

Large‑span sliding doors and frameless rooflights introduce generous daylight throughout the home, illuminating central and deep‑plan spaces. The rooflights create striking shafts of natural light that enrich the home’s interior atmosphere.

Connection to Landscape

Full‑height glazing and wide openings establish a clear dialogue between indoor living areas and the mature garden. When open, the sliding systems create a seamless transition for entertaining and everyday family life.

Minimalist Architectural Expression

The combination of 21mm sightlines, glass‑toglass corners and frameless roof glazing achieves the crisp, uncluttered aesthetic envisioned by the architects. This sense of visual continuity gives the home a calm, modern identity.

High‑Performance Glazing

The custom insulated interlocker system allowed the project to meet its 1.3 W/m²K performance requirements using double glazing—balancing thermal efficiency with aesthetic refinement.
