Coach Yard, a sustainable residential development in Leyton, East London, has won the Completed Award at the 2026 Housing Design Awards, recognising the project’s thoughtful approach to urban housing, architectural design and the reuse of an underused brownfield site.
Designed by Clear Architects, Coach Yard transforms a constrained former factory site into six contemporary homes, combining five new-build houses with the refurbishment and extension of an existing property. IQ Projects was appointed to design, supply and install the architectural glazing package, working closely with the project team to deliver a solution that supports the development’s architectural vision, environmental targets and practical requirements.

Coach Yard demonstrates how careful design can unlock the potential of a site previously considered unsuitable for residential development. Rather than removing the existing industrial structures entirely, the project retained and repurposed the original factory walls and concrete slab, helping to reduce the need for new materials while preserving the site’s character.
The homes are arranged around private courtyards and terraces, creating light-filled living spaces while carefully managing privacy and overlooking between neighbouring properties. The architectural palette combines restored brickwork, dark corrugated steel, thermally modified timber and slim-framed glazing, reflecting the site's industrial heritage through a contemporary residential design.
IQ Projects played an important role in delivering the glazing package, with each opening carefully considered to balance natural daylight, privacy, thermal performance and the overall architectural aesthetic. The installation included thermally broken aluminium-framed windows, bespoke glazed door arrangements and slim-framed sliding windows, with double-glazed units incorporating low-emissivity coatings and argon-filled cavities.
By coordinating the glazing design with the wider building fabric, the project demonstrates how architectural glazing can support both design intent and the performance requirements of sustainable residential development.
Congratulations to Clear Architects and the wider project team on this well-deserved recognition.
