Q were contracted to design and install the glazing package for the redevelopment of this 9 storey building in London. The project saw the multi use commercial building undergo major deconstruction to the rear part of the building and a complete overhaul of the interior space, creating 9 luxury apartments of varying sizes.

The development is situated in Westminster, within the small conservation area of Birdcage Walk.  The area is home to some of London’s finest eighteenth century buildings and the development was designed to compliment its original 19th century structure.

The redesign by MMM Architects set out to maximise the exceptional views of St James Park, Green Park and the iconic grounds of Buckingham Palace. In the 1950’s the building had an extension built to create ground floor and basement space, however, these areas lacked natural light and therefore were not deemed liveable spaces for residential use.

With the introduction of large elevations of structural glazing and uninterrupted sightlines, the lower floors now benefit from free flowing natural light and have transformed into bright, airy spaces.

The external façade to the rear of the building was completely remodelled to include minimal windows sliding doors, granting balcony access and creating naturally lit, large living areas. The use of minimal windows systems offers very slim sightlines, creating a minimal almost blank canvas aesthetic for residents and property investors to create unique living spaces in each apartment.

Beyond the sliding doors, frameless glass balustrades were used to provide safety barriers on balcony areas whilst offering an almost invisible aesthetic from the interior looking out and from the building’s exterior. The glass balustrades are fixed from the bottom of the panes and all fixings are hidden below floor level, giving a completely frameless finish.

Structural glass was used in various configurations throughout the building to introduce free flowing paths of natural light, with more sliding doors being incorporated into the rear façade. Ground floor apartments had sliding doors leading to large terrace areas whilst the upper floors had fixed panes and a floor to ceiling sliding window pane, with a glass balustrade fixed to the exterior for safety.

The aluminium casement windows used throughout were fully thermally broken, offering efficient energy performances for modern living. The penthouse suites of the luxurious block have a roof deck, again surrounded by frameless glass balustrades and accessed via an elegant two-leaf folding door.

By using minimally framed glazing and creating bright, airy spaces the developers were able to provide adaptable luxury apartments which could follow any interior design theme. Working closely with the architects, IQ ensured the glazing systems used were reflective of the buildings original charm and suitable for the conservation area.
